Renovation Den Haag Werkt
DAEL Klimaat & DAEL Elektra were commissioned by the The Hague Municipal Council to carry out work in the building of Den Haag Werkt. This is a work and development company that, in cooperation with employers, supports residents in finding jobs. They do this by providing residents with knowledge and experience, creating internships and thereby introducing people to the work field. As DAEL, we support this initiative and are happy to make our contribution. The installation technology of the building, dated 1992, is in need of an extensive renovation. The building consists of 13,000 m2 GLA, including a company restaurant, production halls, offices and meeting rooms.
Scope of the assignment
The building's installation technology is outdated and, at 30 years old, far passed its technical lifespan. The scope of this project is therefore to modernise the climate control system. For this, we are replacing the climate system, replacing part of the E-installation and carrying out additional structural work that belongs to both DAEL Klimaat and DAEL Elektra.
An additional challenge in this project is that the building will remain in use by Den Haag Werkt during the work. By setting out walking routes and clearly indicating diversions/ closures, we ensure that Den Haag Werkt employees are not inconvenienced.
Performed activities
Activities from the assignment are:
- Replacing the climate system in the production halls and installing Adiabatic cooling with energy recovery;
- Replacement of air-conditioning system at other workstations, offices and the company restaurant;
- Installation of energy-efficient air handling units for ventilation;
- Replacing the control installations including three control cabinets
- Modifying the ventilation ducts;
- Installation of cooling in the offices by providing induction units with individual temperature control for heating and cooling;
- Replacing the control systems of the offices equipped with BMS;
- Replacing suspended ceilings;
- Work on the roof for new and expired techniques including structural adjustments;
- Related electrical adjustments;
- Replacement of lighting fixtures for energy-efficient types with motion detectors;
- Structural work around the replacement of air-conditioning systems.
Planning and finalisation of the project
The office building consisting of five floors has now been completed. Work on the ground floor will start around Q3 2025. This will contain the production halls, restaurant and additional areas.
